Once a year is the right answer for a lot of Colorado Springs homes — and completely wrong for others. The interval depends on pipe material, what's growing above the line, and how hard the drains get used.
Call Now — (719) 639-4137Request ServiceBefore you pick an interval, you need to know what you have: pipe material, length, condition, joint spacing, and whether there's a belly or root intrusion. One camera inspection answers all of that, and the footage becomes the reference point for every future service. Guessing an interval without it means either over-servicing a healthy line or under-servicing one that's failing.
Smooth pipe and no root pressure means buildup is slow. Inspect periodically; jet when the camera shows grease or sediment, not on a schedule.
This describes a large share of central Colorado Springs. Clay joints invite roots; cast iron scales with hard water. Annual service usually keeps the line ahead of both. If we cut a significant root mass last time, come back at 12 months, not 24.
Cottonwoods, willows, elms, and silver maples over a lateral are relentless. Cut and jet on a tight interval, or plan for a repair that eliminates the entry point.
You don't control what goes down the drains. A scheduled cleaning is cheaper than an after-hours call with tenants involved.
Grease loading decides this, along with your interceptor size and volume. Many kitchens land on quarterly; high-volume fryer operations often need monthly. Health inspections and a shut-down dinner service are the real cost drivers here. See commercial drain cleaning.
Sand, silt, soap, and oil settle fast in trench and floor drains. Jetting the trenches and the outlet line on a schedule keeps bays usable and standing water out of the shop. See gutter, downspout and trench drain cleaning.
Long runs in Peyton, Larkspur, and the Woodland Park area collect more solids simply because there's more pipe and often less slope than ideal.

Two windows matter locally. Late spring is when trees push hardest and root intrusion accelerates — a spring cleaning catches it early. Late fall, before the ground freezes, is the smart time to service a marginal line: an emergency excavation in January frozen ground costs far more than the same repair in October. Freeze-thaw cycles also shift soil and open joints, which is why a line that was fine in August can be dripping roots by May.
A scheduled daytime cleaning is a known, modest expense. A 2 a.m. sewage backup is an emergency rate, plus cleanup, plus flooring, plus whatever was stored in the basement, plus lost revenue if it's a business. We've never had a customer regret being on an interval.
Want a number that fits your line specifically? Let us camera it once and we'll tell you honestly how often it needs service — including telling you if the answer is "not for years." Call (719) 639-4137 or request service. Cost breakdown here: hydro jetting cost in Colorado Springs.
For a newer home on PVC with no trees over the line, probably not — inspect every few years instead. For an older clay or cast iron line with mature trees, or any commercial kitchen, annual or more frequent service is far cheaper than the backup it prevents.
You can, and many people do. The math rarely favors it: emergency response, sewage cleanup, damaged flooring and lost business hours usually cost several times a scheduled cleaning.
Yes. We set an interval based on what your camera footage and history actually show, then remind you when it's due. Ask about it on your next service call.
